None of us have a crystal ball so predicting where the market will go is often like throwing darts at numbers on the board. Many factors can and do influence what happens in real estate ..... interest rates rising or falling ..... rising or lowering unemployment levels ..... even a financial or other crises in another part of the world can affect real estate here.

Just recently 1835 members, both Canadian and American, of the Active Rain Real Estate Network voiced their opinion in a poll on their respective local real estate markets for 2012 and you can read the results here in the post Real Estate Recovery Or Not? 2012 Predictions by the Pro's Infographic.

While there is still much left to be desired across the U.S. most Canadian Realtor's® that took part in the poll are predicting good things for the Canadian Market

Aquasquirts is a play based aquatic program for children who have completed sk3 or higher. It is a theme based program that takes a participatory approach to the introduction of skills from synchronized swimming diving and water polo using a creative approach to teaching sills.

For - ages 6 -10
Location - Uxpool
Time - 8:30am - 4:30pm
Cost - $147 week

This camp will be divided into junior and senior age groups. Campers will learn a variety of ball skills, court skills, and indoor outdoor games and activities. Their day will end with a 1 hour swim at Uxpool from 3 - 4 pm

For - ages 5 - 12
Location - to be announced
Time - 8:30am - 4:30pm
Cost - $147 week or $40.00 per day
Bring - outdoor clothing, indoor shoes, extra socks, bathing suit, skates, morning and afternoon snacks, lunch.

The Uxbridge Road Runners are offering a 9 week spring training program to help get you in shape for the "Run For The Diamond" 21.1km Half Marathon, 10km or 5km events. The program offers supervised runs twice weekly and a weekly clinic on various topics related to running, health and fitness.

Who - Both beginner and experienced runners who want to participate in the Uxbridge "Run For The Diamond"
Where - Uxbridge Arena (Williamson Boardroom)
When - starting the week of February 20th, 2012

The Uxbridge "Run For The Diamond" Half marathon is a charitable fund raiser organized by the Uxbridge Cottage Hospital Auxiliary along with the Gorgons and the Greater Uxbridge Road Runners. The net proceeds of the event go directly to funding for equipment, technology, renovations, special projects and a sustained emergency department for the Uxbridge Cottage Hospital. This year the funds will go towards the purchase of a state of the art Ultrasound Machine with an Endorardiography Probe.

February web site visitors is up slightly on our two older websites from february 2011 ..... When you add in the visitors to our new sites the total number of visitors is up over 65%

There are currently 112 properties for sale in Uxbridge and it's Hamlets of Coppins Corners, Goodwood, Leaskdale, Sandford, Udora, and Zephyr, ranging in price from $169,900 to $4,490,000

In looking at the chart below you will notice the average value of homes viewed is down from last year. This is not an indicator that values are dropping ..... by looking at the minimum and maximum list price of properties you will see it is a reflection of the values of properties that are being viewed.

The Two graphs below represent the average and median price range of homes that potential buyers are looking at on one of my web sites.

Statistics Canada reports that the population of Uxbridge rose 7.6% from 2006 to 2011. This compares to the national average growth of 5.9%. Interactive map

With a land area of 420.83 square kilometres that translates to a population density of 49.0 persons per square kilometre. This compares to the provincial land area of 908,607.67 square kilometres and a population density of 14.1 persons per square kilometre.

17.45 Private Dwellings per sq km

In 2011, Uxbridge (Township) had 7,345 private dwellings occupied by usual residents. That translates into 17.45 private dwellings per square kilometre. The change in private dwellings occupied by usual residents from 2006 was 10.3%. For Canada as a whole, the number of private dwellings occupied by usual residents increased 7.1%.

Q. What natural scents can make my home appealing to buyers?

A. This is a common question asked of real estate agents and it is a little surprising how easily mistakes can be made that turn buyers off.

Generally, fragrant candles and aerosol room fresheners are too strong to be used just before your guests arrive. Few things can make a buyer suspicious than an overly strong smell. They may think you have something to hide if a pleasant odor is overwhelming. If you want to freshen up the smell of your home with these products, use them at least 4 hours ahead of time.

Most people will feel comfortable in a home that smells clean and welcoming with the scent of coffee, tea or cookies. If you are not preparing these foods, you can simulate the smell with a few drops of cinnamon oil with water in a pie plate placed in a warm but not hot oven. Also, herbs like rosemary, lavender and mint offer a really pleasant natural fragrance whether you place them in vases or simmer them in a saucepan.
